Embassy of Sharing – the heart of climate-smart Hyllie
The building and property development sectors are responsible for a large portion of negative environmental impacts, but we are finally seeing some change in the industry.


Embassy of Sharing, the new major initiative in Hyllie, is an example of how urban sustainable properties are being developed with Agenda 2030 as a guiding principle.
- The industry has definitely awoken. We need to co-operate and we want to contribute to further fuel discussion about environmental issues, says Carl von Strokirch, Business Area Manager at Granitor Properties.
No more than ten years ago, Hyllie was a section of arable land in the outskirts of Malmö. Only one building arose from the open landscape around it: the water tower. With the arrival of the City Tunnel came new opportunities – shorter commutes to Malmö Central Station, Kastrup and Copenhagen have transformed Hyllie into a highly attractive residential and commercial area.

Excerpt from Hyllie’s Climate Contract
In 2011, a climate contract was drafted between Malmö stad, E.OM and VA SYD. The main purpose was to turn Hyllie into Malmö’s environmental pilot project with the help of experiences from constructing new residential buildings in Västra Hamnen. For Granitor, it has been a given to develop sustainable and innovative properties. Granitor is one of the initiators of LFM30, a joint effort within the building sector that strives for climate neutral construction.
The commencement of the construction of Embassy of Sharing approaching. Fyrtornet (Eng: The Lighthouse) is first in line and will be one of the tallest commercial buildings in Sweden built from solid wood – an environmentally friendly and cost-effective material. As the name implies, Embassy of Sharing is all about the sharing economy. Smart energy solutions, carpools and flexible commercial spaces that can be used for other purposes are just a few examples. Imagine this – the bakery you buy your morning coffee from, turning into a microbrewery where you spend the evening enjoying tapas after work. Common living areas reduce the living expenses for the individual residences, and this allows for an even wider target audience.
Climate-friendly construction is no new feat for Granitor. But adding the element of social inclusion has required much thought. Carl von Strokirch looks forward to contributing to the development of “the heart of Hyllie”, as he calls it. A lively district with its own pulse, where everyone feels welcome and where Malmö’s resources are used to the best of their potential.
“In Hyllie, doing right should be easy” is the slogan for the environmental investments being made in the area. Follow-up of the climate contract shows that the efforts in Hyllie have paid off and a district like Embassy of Sharing is a good example of how to use resources efficiently – both from a social and environmental perspective.

In order to cater to the properties’ energy requirement, Granitor is planning to implement GEDS-technology – an integrated system for sharing and recycling surplus heat and cold within the buildings. Thanks to this technique, an office space can heat up a neighboring residential building.

LFM30 leads the way to climate neutral construction
The aim of LFM30 for all affiliated constructors is to halve their climate impact by 2025, and to commence at least one climate-neutral construction project. The general aim is to reach a fully climate-neutral building and construction sector in Malmö by 2030, with zero net CO2 emissions. By 2035, the goal is a climate-positive building and construction sector in Malmö.
